Credit Repair Tip #4 - Multiple credit hits

a. A credit hit can be loosely defined as any time a company check’s your credit score. The more your credit is searched the more your credit score drops. The reason for this is it appears as though you are being declined at all these institutions and if you are being declined then your credit score will drop to accurately reflect your situation. b. Use a mortgage broker – a mortgage broker/associate/agent can check your credit once and go to several different banks/lenders. This is the best way to search for a mortgage. c. Get high quality companies to search your credit. If a company is going to search your credit ensure they are a reputable bank, broker or credit union. It helps if the name of the company has something like “mortgage”, “bank”, or “credit union” in the name – this makes it really easy for the credit bureau companies to tell that you are searching for a mortgage/loan rather than hunting for a little bit of money to buy a fridge with. STAY AWAY FROM CONFLICTING CREDIT. Conflicting credit is credit that is offered by a store that is intended to allow you to buy their products. The reason why this is bad credit is because the store is giving you the credit because they want you to buy their product ie. A couch or fridge, rather than giving you credit based on your information ie. Credit score, job stability etc.

Credit Tips #3 | Calgary Mortgage Brokers

Rule of 75

Calgary mortgage brokers advise you to never carry a balance of more than 75% of your allowable limit. For example, if you are allowed to borrow $1,000 never borrow more than $750 (even if you are simply paying it off before the month’s end NEVER borrow more than 75%).
The reason you don’t want to carry more than 75% of your balance is because it looks like you’re living from paycheck to paycheck because you’re broke – then your credit score will drop.

2) Pay on time
I know this sounds simple but if you can pay early or at least on time – DO IT. Don’t miss payments. One technique that I know of that may be shunned upon; however, effective is to pay your payments with your other cards – this just ensures your payments are made on time (I don’t commend this last technique, so don’t do it ;) ).

1) Consistency
Credit bureau companies track consistency. One time I had a client who had never carried any balances on his credit cards – then he fell on hard times and he started carrying small balances. Well, after years of never carrying balances the credit bureau companies knew something was wrong. And since it is the credit bureau companies’ job to accurate reflect the client’s situation, if the client actually is finding it hard to pay their bills then the credit bureau companies will drop the credit score to reflect this.
